When purchasing a home, there are many decisions that must be made. It can be an
overwhelming process, but I have listed a few simple guideline to follow to make the
process a much smoother one...
1. Get Loan Approval:
This is one of the most important steps when purchasing a home. First, it lets you
know how much you can comfortably afford. Sellers like buyers who have been
pre-approved with a Mortgage Lender or Broker. It actually helps when negotiating a
contract and gives the seller peace of mind knowing they have solid buyers and that the
buyers will not have problems purchasing their home.
2. Selecting an Agent:
Having an a buyer's agent to represent you in purchasing a home can be a huge advantage to
you. A GREAT agent will be a wealth of information not just about the area,
but, about the entire buying process. A seller will take a buyer more seriously when
represented by a buyer's agent. They don't have to worry about wasting time on a
buyer who can't afford their home. They know that the agent has probably
pre-qualified them.

Write down all your criteria and take time to think through exactly what features, style,
bedrooms, bathrooms, lot, construction, age, and area you would like to have in your new
home. Will you need a large lot, small lot, culdesac, fenced yard, do you entertain, etc.
I will ask these specific questions to ensure that your needs are met. I will listen to
you so that we find the "Right Match". The goal is to help make your dream home
a reality!
Where to go? How to start? Sometimes the options become mind-boggling! Looking
for a home can be similar to the dating process... the first one just might be
prince charming or more often, you may need to kiss a lot of frogs before you find your
prince! I can help you simplify the process. I will narrow down the search
based on your criteria. I have access to the latest technology. I know my

4. From Contract to Closing:
Once we've found your dream home, the next step is to write an offer and get it accepted.
During the contract negotiations, it can be a stressful process. This is where I will
research the property and help you determine what to offer. Determining how long the home
has been listed, how many times it's been on the market, has it been reduced, how
motivated are they will help when drafting the offer. Will they accept your offer or
counter. This is perhaps the most important role your Buyer's Agent will take part in. If
the homework is done, the process will be much easier. First, you will need to determine
what is fair. If you insult the seller by offering a price too low you may loose leverage.
You never want to pay to much, or look desperate.
I will meet with you and your inspector to ensure the home meets your requirements. I will
work with the lender, broker, and attorney up to the closing day!
